Rental Criteria

A completed rental application is required for every adult who will reside in the home.

Additional identity verification, background screening, and credit screening are conducted through our secured screening provider. Social Security numbers and identity documents are collected only through that secured process — never through the public forms on this website.

Applicants must have verifiable income. Housing Choice Voucher (Section 8) income is counted where the property participates in the program.

We verify rental history and prior landlord references. A positive rental history supports your application.

A security deposit equal to one month's rent is typically required, due at lease signing.

Lanier Enterprises works with qualified applicants participating in Housing Choice Voucher programs when applicable to the property. Voucher acceptance is per-property and subject to Housing Authority approval — it is not guaranteed for every listing.
